Asbestos Testing, Surveys & Management


With effect from May 2004, all business premises are required by law, to hold an Asbestos Register. Regulation 4 of the CAR Regulation 2012 which came into force on the 6th of April 2012 is the management of asbestos in Non-Domestic premises.

The person or organization has a duty and responsibility for the maintenance or repair of these types of premises. There are 3 steps to complying with this regulation.

Step 1 - Identify whether the premises contains asbestos, where it is and it's condition. If in doubt, materials must be presumed to contain asbestos. Record the location of Asbestos Containing Materials (ACMs)

Step 2 - Assess the risk of possible exposure to the ACMs found

Step 3 - Produce and put into action a management plan, reviewing and monitoring it on a regular basis. Make this plan available to anyone who is liable to disturb them.

The best way to start this process is to have an asbestos survey carried out.

We have four surveyors trained and certificated to P402 standards set by British Occupational Hygiene Society (BOHS) with an extensive combined level of knowledge and experience. Keith Yellop our senior surveyor has over 45 years experience with asbestos and insulation. All of our surveyors are fully up to date with latest regulations in HSG 264 the survey guide.

There are 2 main types of surveys which are Management Surveys and Refurbishment and Demolition Surveys. We can offer either of these or a combination of both to all premises.

Management survey

A management survey is the most effective way to manage ACMs in occupied premises. We endeavour to produce our surveys in a straightforward and simple user-friendly manner.

Our aims are to provide you with the information to ensure that nobody is harmed by ACMs in the premises or equipment on site by providing the location and condition, and to give you the information to keep the ACMs in good condition and ensure that nobody disturbs them. Should ACMs be found in poor condition we would prioritize any remedial work required to prevent fibres being release into the atmosphere.

Refurbishment / Demolition Survey

Our refurbishment / demolition survey is essential when you are planning works which will disturb the fabric of a building. This is to ensure that nobody is harmed by working in areas containing ACMs without knowing. This type of survey must always be complete before any work starts.

An R & D survey is a destructive inspection. The areas being surveyed should always be vacated during the survey process and all mains services disconnected.

We can limit the survey to the area of the building which will be effected by the works, or alternatively survey the complete building i.e. demolition or major refurbishments.

We offer a full back-up service including advice and guidance on managing asbestos and how to proceed with any measures that are deemed necessary in the report. We can also undertake required periodic inspections of any asbestos items that were found on the report.

Sampling

If required we can arrange for one of our surveyors to attend your premises to take an individual sample of a potential asbestos material. The sample is then independently analysed and the results are generally returned within 24 hours to ensure personnel can work in safe conditions and are not exposed to asbestos.
